How a job runs
Most measure-up services write numbers on a pad, drive back to an office, and redraw them in different software. Every one of those handovers is a chance to introduce an error. We removed them.
Step 01
A Leica DISTO X3 laser sends each reading straight into the 3D model as it's taken. Nothing is written down and typed up later.
Step 02
Because the model builds live, we can see what's missing while we're still standing in the room. No second visit.
Step 03
Every drawing is reviewed and approved by a NZRAB-registered architect before it's issued — on a standard floor plan as much as on a consent set.

A standard three-bedroom as-built floor plan is laser-measured on site and delivered as a scaled PDF. You get a fixed quote before any work starts, so the price doesn't move.
Missing council records are common for older Auckland houses and they aren't a barrier to renovating. A measured survey creates an accurate set of existing plans from the building itself — which is what your designer, builder or consent application actually needs.
Each reading goes from the laser straight into the 3D model with no transcription step in between. Removing that step removes the most common source of error in as-built drawings.
Not for every job. But every drawing we issue is checked and signed off by a NZRAB-registered architect regardless of what you're paying for, which is unusual at this end of the market.
It depends what's changing. Moving plumbing, altering structural walls, or changing the drainage layout usually triggers a building consent in Auckland, while cosmetic-only work usually doesn't. An accurate existing floor plan is the safest first step, so that decision is made against real measurements rather than a guess.

Almost always no — removing or relocating a wall usually requires a consent, since it can affect structure, fire safety or services running through it. An accurate as-built plan showing the wall in question is usually the first thing an engineer or consent application needs.
Yes — wider doorways, walk-in showers, grab-rail blocking and similar accessibility changes go through the same laser-measure and architect sign-off process as any other job, giving your builder or OT accurate plans to work from.
